Pmay Scheme Pradhan Mantri Awas Yojana Launched By Prime Minister Narendra Modi

The Pradhan Mantri Awas Yojana (PMAY) has been launched by Prime Minister Narendra Modi  on 1 June 2015. PMAY Scheme is an action granted by the Government of India which intends at giving an affordable home to the urban poor. The purpose is to give a home for all by the year 2022, by that time Nation makes 75 years of its Independence.

Following this scheme, affordable houses will be constructed in selected cities and towns practicing eco-friendly construction methods for the advantage of the urban poor population in India. Also, following the Credit Linked Subsidy Scheme, recipients under PMAY Yojana are qualified for interest subsidy if they avail of a loan to buy or construct a house.

Pradhanmantri Aavas Yojna Beneficiaries

  • A beneficiary family will include husband, wife, unmarried sons, and/or unmarried daughters.
  • The beneficiary relationship should not own a pucca house either in his/her name or in the name of any member of his/her family in any part of India
  • Classification and Selection of Beneficiaries under PMAYThe Pradhan Mantri Awas Yojana (Urban) scheme provides mainly to the housing conditions of the urban poor. The scheme also provides the housing requirement of slum residents living in cramped areas of slums with poor infrastructure, poor sanitation, and drinking facilities.
  • Beneficiaries of PMAY(U) mainly cover Middle Income Groups (MIGs), Low-income Groups (LIGs), and Economically Weaker Section (EWS). While the yearly income for EWS category beneficiaries is capped at Rs.3 lakh, the yearly income of LIG and MIG recipients can range between Rs.3-6 lakh and Rs.6-18 lakh respectively.
  • While the beneficiaries from the Economical Weaker Section EWS category are qualified for full assistance under the scheme, beneficiaries from LIG and LIG categories are only eligible for the Credit Linked Subsidy Scheme (CLSS) below PMAY.
  • In order to be seen as a LIG or EWS beneficiary under the Scheme, the candidate is required to present an affirmation as income proof to the authority.

Understanding Pradhan Mantri Awas Yojana

 

     Under PMAY Scheme, the subsidy interest rate is given at 6.50% p.a. on a housing loan for the duration of 20 years to all the beneficiaries.

     Differently abled and senior citizens will be provided preference in the allocation of ground floors.

     Sustainable and eco-friendly technologies would be utilized for construction.

     The scheme includes entire urban areas in the country which covers 4041 legal towns with the first priority given to 500 Class I cities. This will be completed in 3 phases.

     The credit linked subsidy points of the PM Awas Yojana gets executed in India in all statutory towns from the beginning stages itself.

Pradhan Mantri Awas Yojana Urban (PMAY-U)

 

At now, the Pradhan Mantri Awas Yojana Urban (PMAY-U) has around 4,331 such townships and cities under this scheme. It also covers urban development authority, exclusive area development authority, industrial construction authority, development area, notified planning, and each other government which is held for urban planning and regulations.

 

The scheme will grow in the following three phases:

 

Phase 1. To reach 100 cities in select states and UTs between April 2015 and March 2017.

 

Phase 2. To reach 200 extra cities between April 2017 and March 2019.

 

Phase 3. To reach the remaining cities mid-April 2019 and March 2022.

 

As per data from the Ministry of Housing and Urban Affairs, as of 1st July 2019, the growth of PMAY-U in all states and union territories:

 

  • Confirmed Houses – 83.63 Lakh
  • Furnished Houses – 26.08 Lakh
  • Occupied Houses – 23.97 Lakh

 

According to the related data, the total amount considered to be invested is Rs. 4,95,838 Crore out of which, Rs. 51,414.5 Crore of funds has already been published.

 

Pradhan Mantri Awas Yojana Gramin (PMAY-G)

 

The Pradhan Mantri Awas Yojana Gramin (PMAY-G) was previously called the Indira Awas Yojana and was renamed in March 2016. It is targeted at improving the convenience and affordability of housing for all rural India with the difference between Delhi and Chandigarh.

 

The aim is to give financial assistance to the homeless and those living in old houses to help them in the construction of Pucca Houses. Beneficiaries residing in plains can receive up to Rs. 1.2 Lakh and those in North-Eastern, hilly areas, Integrated Action Plan (IAP), and challenging areas can avail up to Rs. 1.3 Lakh owing to this housing endeavor. At now, as per data accessible from the Ministry of Rural Development, 1,03,01,107 houses have been approved in all states and UTs.

 

In an effort to boost the purchases in the real estate area, the Government began PMAY, and this cost of housing development will be distributed between the Central and State Government in the following ways:

PMAY Scheme Objectives

PMAY Scheme Eligibility

     Below the “Menu” section, find the “Citizen Assessment” option

     Access your 12-digit Aadhaar card number

     Once you have entered your detail Aadhaar information, you will be redirected to the next page i.e. application page

     You will be required to enter your personal details, income details, current residential address, and your bank account details

     Enter all data in the application

     Click on “I am aware of” option at the end of the page and tick the “Save” button

     Once you agree to the “save” option, you will notice a system generated application number which you can save for later reference

     You can download and print the duly-filed application

     Submit the form at your most nearby CSC office centers and financial institution/banks along with the needed documents

How to Get Interest Rate Subsidy under Pradhan Mantri Awas Yojana?

●    Apply for a home loan from any registered lending institution asking for a subsidy.

●    The lending organization will review your application and if you are eligible, your application will be transferred to the Central Nodal Agency.

     Upon verification, if your request is approved and no errors are found, the Central Nodal Agency will pay the subsidy amount to the lending institution.

     This money will be credited to your account by the lending organization which will lower your total loan amount.

     You can continue paying the EMIs on the balance loan amount.

How Does Pradhan Mantri Awas Yojana Work Through the Borrower’s Bank?

The bank from where the person is taking the loan will need subsidy support for the eligible candidates from the National Housing Bank (NHB). The National Housing Bank will close check to check whether anyone is doing multiple applications under the scheme. Once recorded, the CLSS or subsidy amount will be communicated to the borrower’s Bank. Once the sum is received, the money would be recognized directly to the Loan Account.
